01. BEFORE THE SESSION

  • Share this guide with your sellers at least 48 hours in advance

  • Confirm the property is fully prepped and photo-ready before our arrival

  • Coordinate access if you will not be present at the shoot

02. DAY OF THE SESSION

  • Arrive 30 minutes early for a final walkthrough

  • Note any key features or rooms you want highlighted

  • The photographer cannot move furniture or personal belongings — all staging should be complete

  • before we arrive

03. INTERIOR

  • Open all blinds and curtains fully and evenly — natural light is essential

  • Turn on every light including lamps, under-cabinet, and bathroom fixtures

  • Replace any burnt-out bulbs at least 24 hours in advance

  • Turn off all ceiling fans and televisions — motion creates blur in HDR photography

  • Close all toilet lids

  • Clear all kitchen and bathroom countertops completely

  • Remove toiletries, soaps, and personal items from showers and tubs

  • Conceal trash bins, pet bowls, beds, and toys

  • Make all beds with crisp, neat linens

  • Vacuum and mop all floors

  • Wipe mirrors, windows, and stainless steel appliances

04. EXTERIOR

  • Move all vehicles from the driveway and street frontage

  • Conceal trash bins, hoses, and garden equipment

  • Mow the lawn and tidy flower beds

  • Arrange patio furniture neatly and open umbrellas if available

  • Clean the pool and remove all toys and floats
